High-efficiency Modular Housing

Although modern modular housing is nothing like its predecessors, there are fears that prefabricated houses will leave families living in tiny modular dwellings. In Europe and Africa too, houses are traditionally built-in brick or stone rather than wood, which is often used to build modular housing.

Karmod creates a concept of modular housing units that meet people's needs, spatial and financial constraints. The idea includes a set of housing units to which individuals can add additional rooms as needed.

By using modular construction techniques and temporary projects, the agency discovered that it could reduce the time needed to house people from a few years to a few months. It is currently building three-storey flats on sites planned for future development. The buildings are expected to remain standing for three to five years, as the remaining sites are developed - and permanent modular housing can be built. Located on sites requiring minimal site preparation and temporary foundations, these projects are easily approved as part of the urban design process, and their standardized architectural design allows them to be built in the shortest possible time.

Each house has a concrete base and its layout provides the necessary living space, as well as the necessary framework for electricity and plumbing. Are an Affordable Modular Housing Solution

There are also challenges when it comes to off-site construction. Karmod won’t just be building modular housing for the homeless, but that there’s also a big opportunity in providing “missing middle” housing for moderate-, low-, and no-income residents.  Developer Karmod said Africa and Europe is in need of affordable housing, and their modular homes aren’t made with cheap materials.

Identifying a Need for Affordable, Durable Housing

With a shortage of affordable modular housing across the country, low-income households often have to turn to low-rise buildings such as manufactured and mobile homes. However, such houses are expensive to heat and cool, with hidden energy costs that can be significantly higher than those of similarly sized, site-built houses. Karmod is in desperate need of affordable housing, and one developer has a solution that will help some of the city's low-income population.

“Modular is a word that has a lot of prejudices associated with it. People think it’s mobile prefab homes or trailers, and for the longest time it was. But it is no longer a synonym for cheap construction or shoddy construction,” said developer Karmod. Karmod watched as construction crews placed a modular home on its foundation, taking only two days to construct.

“There is a market above mobile homes and trailers that you need to accommodate, and that means you need to use better quality and give your customer more choice,” Karmod said.
